Scott Peck, a broker himself, has been in
real estate more than 20 years & previously owned his own real
estate company. For the past decade, he and his partner, Bob
Griswold, have worked together at Prudential California Realty as
“The Honor Team.” They also have an associate agent, Cindy Wilson,
who joins them at Windermere.
“When the economy slowed down several
years ago,” says Peck,” we decided to expand rather than contract
our marketing. We implemented a slew of new, innovative ideas to
help sell our listings. One of those ideas has become our trademark
and is all over town – our ‘Top 10 Reasons to Buy Me’ campaign which
gives the top 10 reasons to buy each of our properties. It’s all
there in a beautiful 4-page fold-open brochure with big, compelling
pictures at each of our For Sale signs. It’s expensive, but this is
what buyers need and deserve. And our brochure boxes are never
empty. That takes a lot of work & attention, but it drives buyers
(and me) nuts to come to an empty flyer box when you want to learn
about a property.”
During 2008, in the midst of a sustained
recession, Peck & Griswold had their best year ever. They closed 20
transactions (60% sellers and 40% buyers) and were the #1 sales team
in Solana Beach, even though a significant portion of their business
was throughout coastal North County. How did they do this?
“Although we are the leaders in
innovative & creative marketing, both at our sign posts and in our
extensive use of the internet,” says Peck, “that’s only a peek at
what causes our sustained success. Everything we do revolves around
helping our sellers and buyers move their lives forward, not just
selling or buying a physical structure. That’s the primary reason
that 50% of our business comes from referrals from our current or
past clients.”
